SURVEY’S AND REPORTS

 

West Highland Timber Preservation  can carry out Dampness, Rot and Infestation Survey’s.

 

These Survey’s can be for a Home Report, or for Clients to assess what problems there may be within their property.

The Client will usually request which type of Survey they would require to be carried out- i.e., Dampness Survey, Timber Treatment Survey or a Rising Dampness and Timber Treatment Survey.See more information below.

When the type of survey required has been decided, our Surveyor will then arrange to visit the property at a convenient time to the Client/Seller and carry out their detailed Survey,  the major purpose of the Survey being to:

 

a.Establish if timber infestation or dampness is present.

b.Identification of the types of decay or insect attack in timber.

c.Establishment of the cause of dampness in the building, or any other contributory defects present.

d.Determination of the extent of the infestations.

e.Evaluation of appropriate remedial measures, indicating any necessary building works to be carried out by a General Contractor or by a Specialist Contractor.

It may be necessary as part of the Survey to take either a sample of Timber or Plaster/masonry for to be sent to the Laboratory for analysis.

 

On commencing the Survey Inspection, the outside of the property will give useful clues to problems that may be found/on-going internally.

The general maintenance and condition of the roof, chimneys, walls, gutters, down pipes, external joinery, damp proof course, etc.   The condition of any flat roofs, windows may also be noted.

Our Roofing Contractor is also in attendance during various Survey’s depending on what works are being inspected.

Our Surveyor will then return to the office and will write up his Survey report, which will record  the instructions given, details of what our Surveyor found during his Inspection and details of his recommendations.

 

If a specific area could not be included for at the time of Survey due to inaccessibility or for other reasons this will be detailed on the Survey Report.

Along with our Recommendations we can let you know the cost to rectify the problem should you require this.   We can carry out the works either on an All Trades Basis or for the Remedial works only.
